Costs & Service Charges

We believe understanding the costs should be simple and straightforward. That’s why we’re open about what you’ll pay, what your service charge covers and how your costs compare.

On this page, you’ll find everything you need to understand the ongoing costs, including our transparent service charges and the fact that there are no exit fees when you sell. No surprises, just clear information to help you make a confident decision.

Retirement Living Costs Explained

Understanding the costs of retirement living should be simple. When buying a Churchill apartment, there are three main things to consider: the purchase price of your apartment, the ongoing costs of running and maintaining the development, and any fees when you come to sell.

Like most leasehold properties, Churchill apartments have a monthly service charge. The difference is that Churchill Residents do not pay exit fees when they sell their apartment.

Below, we explain each of these costs in more detail, so you can make an informed decision with confidence.

Simple, Transparent Service Charges

Simple, Transparent Service Charges

At Churchill, we believe your service charge should offer genuine value, with no unnecessary costs. Our service charges are among the lowest in the retirement living industry, while covering the things that help make everyday life simpler.

Your service charge covers the maintenance and upkeep of communal areas, including hallways, lifts, stairs, paths, driveways and landscaped gardens. It also covers buildings insurance, window cleaning and, at selected developments, heating, water and sewerage charges.

It also includes the services that add to everyday life at Churchill, such as your Lodge Manager, 24-hour Careline system and the furnishing, heating and cleaning of the Residents’ Lounge.

One clear service charge, with the costs explained upfront, so you know what you’re paying for and have fewer things to worry about.

How much are the fees?

Every Churchill development has its own service charge budget, based on the actual costs of running and maintaining that development. Residents are consulted annually, helping to ensure costs remain fair and carefully managed.

Our average annual service charge is £3,140 for a one-bedroom apartment and £4,700 for a two-bedroom apartment. The exact service charge for every apartment is clearly provided before you make a decision, so you know exactly what you’ll be paying.

Churchill Estates Management works hard to deliver quality services while keeping costs as competitive as possible. We believe you should get genuine value from every pound you spend.

We also know that everyone’s circumstances are different. Your Sales Executive will talk you through the costs in detail and can complete a Savings Calculator based on your current home, helping you understand the difference and make your decision with confidence.

No Exit Fees. No Surprises.

No Exit Fees. No Surprises.

At Churchill, there are no exit fees when you sell or sublet your apartment. We’ve completely removed these charges, giving you and your family greater clarity and confidence from the moment you choose your new home.

Exit or event fees are still charged by many retirement housing providers, but we believe selling your home should be straightforward and transparent. That’s why Churchill has taken the decision to remove them entirely.

It’s one less cost to worry about and one less complication for you and your loved ones - another way we’re making retirement living simpler.

Who is Responsible for the Management of the Lodge?

All Churchill developments are managed by Churchill Estates Management Limited, our own property management company. Your Lodge Manager takes care of the day-to-day running of the development, they can answer any queries and help keep an eye on your apartment if you go away. Many of our Residents see their Lodge Manager as a friendly neighbour they can call upon, and someone who's there to offer a helping hand should they need it.

Churchill Estates Management collects the monthly service charge and is responsible for all maintenance, service and the ongoing management of the Lodge.

Keeping your costs down

Keeping your costs down

A Churchill apartment is designed with energy efficiency in mind, helping to keep running costs as manageable as possible. Every development is built to a high standard of insulation and incorporates renewable energy or heating systems, such as ground or air source heat pumps and solar panels. These systems can generate energy and hot water for communal areas and individual apartments, helping to reduce energy use and your carbon footprint.

And if selling your current home feels daunting, our Home Exchange Service can help make the move simpler. We’ll source independent cash buyers for your property, helping you avoid the delays and uncertainty of a chain. We’ll arrange three independent valuations, you choose the best offer, and you can benefit from an additional two weeks in your current home after completion - giving you more time to move at your own pace.
