Moving and selling services

Home Exchange - Guaranteed buyer

1. The guaranteed price offered for your current property is subject to contract, RIC's survey and terms and conditions of the Part Exchange Company.
2. The value of your property is calculated with input from independent valuations from local Estate Agents instructed by the Home Exchange Company typically based on a 4-6 week sale price.
3. Typically you will receive two weeks extra time in your property post legal completion to assist your move, under licence agreed with your solicitor.
4. Offers are made on the condition that your current property will be marketed from acceptance (at the discretion of the Part Exchange provider).
5. Churchill Living will meet the standard solicitor's legal administration charges when using a Panel Solicitor, up to a maximum of £500.00 (excludes fees for additional work).
6. Removal costs will be paid in full when using the standard pack and unpack service with a Churchill approved professional removal company. For moves within England and  Wales only - please liaise with your Sales Executive if your move is from an alternative location.
7. A downsizing and move support service will be provided up to 7 hours with a Move Manager from The Senior Move Partnership.

Selling Made Easy

1. The value of your property is calculated with input from independent valuations from local Estate Agents instructed by our Assisted Move Company typically based on a 6-8 week sale price.
2. By choosing Selling Made Easy, you agree to marketing your property with chosen Estate Agents instructed by our Assisted Move Company.
3. Churchill Living will contribute to your Estate Agent fees, typically calculated at 0.5% of your property sale value, payable to your solicitor on legal completion. Free energy performance certificate arranged on your behalf required to market your property. Churchill Living will make a contribution towards the standard solicitor's legal administration charges when using a Panel Solicitor, up to a maximum of £500.00 (excludes fees for additional work).
4. Removal costs will be paid in full when using the standard pack and unpack service with a Churchill approved professional removal company. For moves within England and Wales only - please liaise with your Sales Executive if your move is from an alternative location.
5. A downsizing and move support service will be provided up to 7 hours with a Move Manager from The Senior Move Partnership.

Incentives

Overnight Stays

Experience Apartment Stay

1. The dates of your stay must be agreed by the Lodge Manager
2. The maximum stay is 2 nights and to book this you should contact the Sales Executive at the development
3. Experience Apartment overnight stays are only available on selected sites

Guest Suite Stay

3 year warranty 

1. As part of a Customer satisfaction survey carried out by Home Builders Federation (HBF) and the National House Building Council (NHBC)

3. White goods have a 2 year warranty as standard, this can be extended by contacting the manufacture directly. 

Macmillan Coffee Mornings

As part of our Macmillan Coffee Morning campaign, we will donate £5 to Macmillan Cancer Support for every qualifying visitor who attends and registers their details at the event. Attendees who are already registered also qualify, however will need to ensure on arrival they notify the Sales Executive of their attendance.

1. A qualifying visit is a visitor who attends the Macmillan Coffee Morning and registers their details with us.
2. Each qualifying registration will count as one visit and one £5 donation, regardless of how many people are included within that registration. For example, where two people attend together and register their details as one household, couple or joint registration, this will count as one qualifying visit, resulting in a £5 donation, rather than two separate £5 donations.
3. Existing Residents who attend the Macmillan Coffee Morning and already reside at the development do not qualify as visitors for the purposes of this campaign. Their attendance will therefore not generate an additional £5 donation.
4. The £5 donation is made directly to Macmillan Cancer Support and is not a cash reward, discount or payment to visitors.
5. We reserve the right to review registrations and exclude any that are incomplete, duplicated or otherwise do not meet these Terms & Conditions.
6. Macmillan Cancer Support is the intended beneficiary of this campaign. The campaign is subject to our stated arrangements with Macmillan and does not imply that Macmillan endorses or administers the campaign unless expressly stated.

The contribution excludes any higher-rate, additional-property or second-home surcharge, and any other supplemental Stamp Duty Land Tax liability, all of which remain the purchaser’s responsibility.

50% of Service Charge paid for 6 years

1. This incentive is available to eligible purchasers of participating apartments, subject to the terms of the offer and any applicable eligibility criteria.
2. This offer opens 5 October 2026 for new reservations. Any reservations made prior to the 5 October 2026 shall not be eligible for this offer.
3. Transactions must legally complete no later than Friday 18 December 2026 for this offer to apply.  
4. The incentive is for 50% of the annual service charge to be paid to the Owner, prior to the annual service charge being billed.
5. The annual amount paid under this incentive will be calculated as 50% of the total annual service charge applicable to the apartment at the time of completion.
6. The amount of the annual service charge contribution will remain fixed for the full six-year period. Any subsequent increase or decrease in the actual annual service charge payable for the apartment will not affect the amount contributed under this incentive.
7. Where the actual annual service charge increases during the six-year period, the Owner will be responsible for any amount above the fixed annual contribution provided under this incentive. Where the actual annual service charge decreases, the annual contribution provided under this incentive will remain unchanged, subject to the terms of this offer.
8. In the event that the Resident of the apartment passes away during the six-year period, the service charge contribution will cease from the date of death and no further payments will be made under this incentive.
9. The incentive is personal to the original Owner and is not transferable to any subsequent Owner of the apartment. The incentive will cease upon the sale or transfer of the apartment or upon the death of the original Owner.
10. The incentive has no cash alternative and cannot be exchanged for cash or any other benefit, except where expressly agreed in writing by the provider.

12. This incentive is subject to availability and may be withdrawn or amended at any time before reservation or completion, subject to any contractual commitments already entered into.
13. The provider reserves the right to amend these terms and conditions where necessary. Any amendment will not affect incentives already contractually agreed, except where permitted by the relevant agreement.

This contribution will be calculated on a pro-rata basis from the date of completion to the end of that Service Charge financial year and will be paid at the beginning of the applicable period.
