Retirement Apartment Pricing Guide
Understanding the cost of a retirement apartment is an important part of planning your move, and we believe in being completely open about it. There are three things to think about: the price of the apartment itself, the ongoing charges that keep your development running, and any fees when you come to sell. This guide covers everything you need to know.
The Purchase Price
The price of a Churchill apartment varies by development, by the apartment you choose, and by where in the country you are looking. All of our apartments are sold on a leasehold basis, with a 999-year lease on apartments released for sale from January 2018 onwards. Your Sales Executive can talk you through current prices at the development you are interested in, and pricing is included on each development page.
The Monthly Service Charge
The Monthly Service Charge
As with any leasehold property, Residents pay a monthly service charge, and that charge is what makes the lifestyle so easy. It covers all exterior maintenance, redecoration, and the upkeep of the communal areas and gardens, along with the services of your Lodge Manager, 24-hour Careline monitoring, buildings insurance, and the furnishing, heating, and cleaning of the Residents' Lounge. A full service charge budget is available for every development, and many Residents are pleasantly surprised to find it works out less than the comparable costs on their previous property. The average annual service charge for a one bedroom apartment is £3,140 per annum and £4,700 per annum for a two bedroom.
Ground Rent
As with any leasehold property, some Residents also pay ground rent, unless the lease on the development or apartment you choose was granted after the date set by current legislation, in which case no ground rent applies. Your Sales Executive can confirm whether ground rent applies to the apartment you are considering.
No Exit Fees
When the time comes to sell or sublet, there is no exit fee to pay. Churchill abolished exit fees, also known as event fees, entirely in summer 2025, making the process more straightforward and giving Residents and their families greater peace of mind.
Help to Budget and Move
We appreciate that everyone's costs differ, which is why your Sales Executive can complete a Savings Calculator based on your current property, so you can see exactly how the two compare. We can also help make the move itself easier, from help with removals to our Home Exchange service, which guarantees a buyer* for your property - so you can sell without the delays of a chain.
